Laundry Equipment and Services

This category covers companies that supply and service washers and dryers in shared laundry rooms or inside units. Some lease and maintain the machines in exchange for a share of revenue, while others sell equipment outright or offer a managed service.

Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.

Why this matters

In student housing, laundry is used by nearly every resident and often in shared rooms, so broken machines quickly become complaints. Contracts can run for years and affect revenue, space and resident satisfaction, so the terms matter as much as the machines.

When you need it

  • When a laundry contract is nearing renewal or expiration.
  • When residents complain about broken machines, long waits or payment problems.
  • During development or renovation, when you decide between shared rooms and in-unit machines.
  • When you want to add card or app payments or update aging machines.

Common challenges in student housing

  • Long contracts with automatic renewals can lock a property into terms that no longer fit.
  • Broken machines in a shared room affect many residents at once.
  • Residents expect to pay by app or card, and refund requests take staff time.
  • Shared laundry rooms can get crowded at the start of the term and around weekends.
  • Venting, water and electrical limits can restrict upgrades, especially in older buildings.

What to look for

  • Whether the arrangement is a lease, revenue share or purchase, and how revenue and costs are reported to you.
  • Contract length, renewal and exit terms, reviewed by your owner or counsel before signing.
  • Repair response times in writing, and how residents report a broken machine.
  • Payment options residents will actually use, such as card or app payments, and how refunds are handled.
  • Machine capacity for your resident count, especially if units share laundry rooms.
  • Venting, water and electrical requirements, and who pays for any upgrades.
  • A certificate of insurance that names your property, checked before installation.

How pricing usually works

  • Many shared laundry rooms run on a revenue share, where the provider supplies machines and the property receives a portion of collections.
  • Some operators lease equipment for a monthly fee per machine, or buy machines outright and arrange separate service.
  • In-unit machines may be included in a package or billed per unit.
  • Installation, upgrades to utility hookups and payment system fees are often negotiated separately, so terms vary.

How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.

Questions to ask a supplier

  1. Is this a lease, a revenue share or a purchase, and how will revenue and costs be reported to me?
  2. How long is the contract, and what are the renewal and exit terms?
  3. How quickly do you repair a broken machine, and how do residents report one?
  4. What payment options do residents have, and how are refunds handled?
  5. How many machines do you recommend for our resident count?
  6. Who pays for venting, electrical or plumbing upgrades the machines need?
  7. What happens to the machines and any upgrades if we end the contract?
