Signage and Wayfinding

This category covers companies that design, make and install signs, from monument and building signs to unit numbers, accessible room signs and directional signs that guide people through a property. Many also produce temporary banners and move-in signs.

Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.

Why this matters

Move-in day brings residents, parents and delivery drivers who have never been to your property, often all at once. Clear signs for parking, buildings, units and amenities reduce confusion and calls to the office, and building signs are part of the first impression on tours.

When you need it

  • Before move-in day, when families and drivers need to find parking, check-in and buildings on their own.
  • During a rebrand, acquisition or name change.
  • When building a new property or renovating amenity spaces.
  • After an inspection or complaint shows missing or unclear accessible signs.

Common challenges in student housing

  • Move-in day crowds expose every confusing turn or missing sign at once.
  • Large properties with several buildings need a consistent numbering and wayfinding system.
  • Outdoor signs fade or get damaged, and replacements take time to make.
  • Exterior and monument signs often need city permits and approvals.
  • Accessible signage must follow local building and fire codes.

What to look for

  • Experience with accessible signs, room numbering and other requirements under local building and fire codes.
  • A wayfinding plan that walks the route from the entrance to parking, leasing, buildings and units.
  • Materials that hold up outdoors and in high-traffic hallways, and how easily damaged signs can be replaced.
  • Permitting support for exterior and monument signs, and who files with the city.
  • Production and installation timelines that finish before move-in or a leasing push.
  • Options for temporary move-in signs that can be reused each year.
  • A certificate of insurance that names your property, checked before installation.

How pricing usually works

  • Sign work is usually quoted per project or per sign based on size, material and quantity.
  • Design, permitting, installation and removal of old signs are often listed as separate items.
  • Lighting, electrical work and site prep for exterior signs may be extra.
  • Temporary and reusable move-in signs are often priced per piece, and rush timelines can change the total.

How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.

Questions to ask a supplier

  1. Can you walk the property and create a wayfinding plan from the entrance to each unit?
  2. How do you make sure our interior signs meet accessibility and local code requirements?
  3. Who handles permits for exterior and monument signs?
  4. Which materials will hold up outdoors and in busy hallways?
  5. How long will production and installation take, and can you finish before move-in?
  6. How easy is it to order a single replacement sign later?
  7. Can you make temporary move-in signs we can reuse each year?
