Smart Home and Building Sensors
Smart home and building technology includes connected locks, thermostats and sensors that let you manage access, comfort and early warnings from one system. In student housing this often reaches down to individual bedroom doors.
Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.
Why this matters
Student housing turns over a large share of residents every year, so keys, codes and access credentials have to change quickly and cleanly at each move-out and move-in. Smart locks and building sensors can speed up access changes and catch leaks or temperature problems early, but only if they work reliably with your systems and your residents' phones.
When you need it
- Before the annual turn, when rekeying or changing codes for many beds is a heavy lift.
- After a water leak or frozen pipe caused damage that a sensor might have caught sooner.
- When planning a renovation or new building and deciding what to wire in from the start.
- When lost keys and lockouts are taking up too much staff time.
Common challenges in student housing
- Updating access for many residents at once during move-out and move-in.
- Lock batteries, connectivity drops and devices going offline at the wrong time.
- Residents tampering with or disabling devices in their rooms.
- Getting the hardware to work with your property management software and network.
- Resident privacy concerns about what the devices record.
What to look for
- Access control that works at the bedroom door level as well as the unit and building entrances.
- Bulk credential changes so you can reset access for many beds at once during turn.
- Integration with your property management software so move-ins and move-outs update access automatically.
- Leak, temperature and humidity sensors with alerts that reach your on-call staff.
- A plan for when things fail: ask about battery life, offline access and manual override.
- Written data privacy practices covering what is collected about residents and who can see it.
- Installation and support coverage in your area, not only remote help.
How pricing usually works
- Hardware is usually bought per device or per door, with installation priced separately.
- Software and monitoring are often a monthly fee per unit, per bed or per device.
- Integrations, network upgrades and gateways may be extra costs.
- Some providers offer bundled or leased packages that spread hardware cost over a contract term.
How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.
Questions to ask a supplier
- Can access be managed at the bedroom door as well as the unit and building entry?
- How do we change access for many beds at once during turn?
- What happens when a lock loses power or connection?
- Which property management systems do you integrate with?
- What resident data do the devices collect, and who can see it?
- Who installs and services the hardware in our area?
- What is the monthly cost per device, and how long is the contract?
