Wi-Fi and Internet Providers
This category covers bulk and managed internet for a whole property, including the Wi-Fi network across units and common areas and the support residents call when it fails. Some providers also handle cabling, cable television and the network your staff uses.
Guide updated Oct 29, 2026. Written for operators, with input welcome from people who do this work.
Why this matters
Students treat internet as essential for classes, gaming and streaming, and a full building connecting on move-in day will test any network at once. Poor coverage or slow support shows up quickly in reviews and in renewal conversations, and it is hard to fix once the term has started.
When you need it
- When internet complaints show up in reviews or renewal conversations.
- When a bulk service agreement is approaching renewal or expiration.
- During new construction or a renovation that includes rewiring.
- Before move-in, when the network needs to handle a full building connecting at once.
Common challenges in student housing
- Bedrooms, stairwells and concrete construction can create coverage dead zones.
- Move-in week and evening use put heavy, sudden load on the network.
- Game consoles and smart devices often struggle with browser-based logins.
- Residents may not know who to call, so complaints land on site staff.
- Long contracts can leave you with aging equipment and limited upgrade rights.
What to look for
- Experience with property-wide managed networks, not only individual unit service.
- A site survey and coverage plan for bedrooms, study rooms and common areas before you sign.
- Capacity planning for move-in week and peak evening use, explained in plain terms.
- Resident support channels and hours, including who residents call and how fast they get help.
- Simple device onboarding for game consoles, smart TVs and other devices that do not use a browser login.
- Network performance reporting you can see, with service level terms written into the contract.
- Clear contract terms on length, equipment ownership, upgrades and what happens at the end.
How pricing usually works
- Bulk service is commonly priced per unit or per bed per month under a multi-year agreement.
- Installation and equipment may be paid upfront, financed or included in the monthly rate.
- Some agreements include revenue sharing or door fees, which vary by provider.
- Upgrades, extra coverage areas and premium speed tiers are often extra.
How prices are usually structured, not what they cost. Actual prices vary by market, property and scope, so compare written proposals.
Questions to ask a supplier
- Will you complete a site survey and coverage plan before we sign?
- How do you plan capacity for move-in week and peak evening use?
- Who do residents contact for support, and during what hours?
- How do residents connect game consoles and smart TVs?
- What performance reporting can we see, and what service levels are in the contract?
- Who owns the equipment, and what happens at the end of the term?
